Around 70 courses sit within 150 kilometres, the densest concentration of golf in Europe, and the mild climate lets you play every month of the year. This is where the Ryder Cup came in 1997, at Valderrama, and where the Solheim Cup was played in 2023, at Finca Cortesin. For many of our buyers, golf is the reason they choose this coast. Buying a golf property

Golf property comes in a few shapes. What suits you depends on how often you play and how much upkeep you want.

Frontline golf villas

Detached homes that look straight down a fairway, almost always inside gated communities with security. The premium option, and the most private.

Golf apartments and townhouses

More affordable, usually in resort communities with shared pools and gardens. Popular for holiday use and easy to rent out.

New-build golf resorts

Modern developments built beside a course, with contemporary design, communal facilities and, often, rental management on site.

Established golf communities

Names like Sotogrande, Nueva Andalucia, La Quinta, Los Flamingos and La Cala, where the community and its rules are already settled.

Branded residences on the coast

A frontline or fairway-view home carries roughly a 12 to 30% premium over a similar home set back, and that supply is fixed, since you cannot add a new fairway behind an existing one. Community fees run about €120 to €800 a month depending on the address and are due whether or not you play.

Golf is the reason a home here earns money outside the summer. When beach rentals sit empty, golfers keep coming, because the courses play beautifully from autumn through spring.

Golf visitors stay longer and spend more than the average beach tourist, and golf groups make some of the easiest tenants you can rent to: tidy, quiet and quick to rebook the same week next year. Peak demand runs March to May and September to November, with strong bookings even in January.

A well-placed villa can rent for €5,000 to €30,000 a week in peak season, while an apartment near several courses stays busy through the shoulder months. If rental income is part of your plan, we will steer you to the addresses and layouts that golfers actually book, and be honest about the ones that will not.

How golf property performs

Who buys here

Roughly nine in ten luxury buyers are foreign, led by the British, then Germans, Dutch, Belgians and Scandinavians, with more Middle Eastern and American buyers each year. They split between winter homes, full relocation and pure investment.

How prices have moved

The Golden Triangle of Marbella, Estepona and Benahavis rose about 12% in 2024, roughly triple the national average. Agents estimate golf homes have gained around 50 to 65% since 2020, a little ahead of the wider market.

New build or resale

New build runs about €3,000 to €5,500 per square metre with modern finishes and lower early fees. Resale sits nearer €2,000 to €4,000, and the best true frontline plots are almost always mature resale in established areas.

The fine print

A fairway home does not include club membership or free golf. Green fees are separate, from about €1,500 to €5,000 a year and much more at the private clubs. Read the community fees and confirm a home is genuine frontline, not just golf adjacent, before you buy.

These figures come from agents and property portals, not an official index, so treat them as direction rather than gospel. We are happy to show you the underlying listings for any area.

Our honest take

A word of honesty. Frontline golf carries a premium, and you pay community fees whether or not you play. The odd stray ball reaches the garden, and some courses you overlook are private, so a home on the fairway does not mean free golf. If you play only a few times a year, a property near several courses often makes more sense than one right on a fairway. We will always tell you which is the better buy for how you actually live.

What a round costs

Prices span a wide range. A quiet inland nine can cost less than a good dinner, while a tee time at Valderrama is a once-a-year occasion. Here is roughly what to expect.

Public & 9-hole

€40 to €65Per round, 18 holes

Municipal and pay and play courses like La Canada, Casares Costa, La Noria and Anoreta. Walk-on friendly, relaxed handicap limits, good for a casual round.

Resort courses

€90 to €190Per round, 18 holes

The heart of the coast: La Cala, Los Naranjos, Atalaya, Santa Clara, Baviera and many more. Prices rise in spring and autumn, and a shared buggy is often included.

Icon courses

€315 to €600Per round, 18 holes

Finca Cortesin runs about €315 to €395, Valderrama is €600 with a Valderrama Day package near €950. Booking ahead and dress rules are strict.

When to save

High summer is the cheapest time to play, since the heat pushes golfers away. Twilight and early-bird tee times cut the price further, and packs of ten or more rounds bring the per-round cost down a lot.

The extras

A shared buggy is usually €30 to €45 if it is not included, club hire runs €15 to €60, and a few private clubs add a caddie or forecaddie fee.

Membership

If you settle here and play often, annual membership at a resort club starts around €1,790 to €2,670, frequently with a buggy included. Private members clubs cost far more and can have waiting lists.

The catch with ratings

Many clubs do not publish course or slope ratings, and some hide green fees behind a booking widget. Where a figure was not public, we left it out rather than guess.

1997

The Ryder Cup at Valderrama

The first Ryder Cup held in continental Europe, captained by Seve Ballesteros. It put the Costa del Sol on the world golf map for good.

2023

The Solheim Cup at Finca Cortesin

The top womens team event came to Spain for the first time, at one of the finest modern courses in Europe.

1993 to 2007

Tour school at San Roque

The San Roque Club hosted fifteen straight European Tour Qualifying School finals, where careers were made and lost.

Today

Andalucia Masters & LIV Golf

Valderrama still hosts the Estrella Damm Andalucia Masters and has staged LIV Golf events, so tour players are a regular sight.
